Everyone is leaving the Bay Area...so why don't we have more inventory?

We all have a friend, family member or neighbor that moved away for one reason or another. We often hear about the mass exodus but then why do we still have such a shortage of housing inventory?
1. Not enough new construction to keep up with housing demand
2. People are still migrating to CA
3. The mass exodus isn't as MASS as we think.
4. Those who are staying are staying put in their homes.
The housing inventory shortage is not mitigated by the less than 2% of the population (Contra Costa & Solano County) moving away. We simply just don't have enough inventory. The market has adjusted with the higher rates & we are seeing some semblance of a balanced market, however supply and demand in the Bay is still a factor. We have to look at local data & trends to truly understand our Real Estate Market!
