Did the Market take a shift? 2019 Market Update in Contra Costa County & Benicia

The Market has taken a turn in the last few months from a Seller’s Market with not much in inventory and leaning towards a Buyer’s Market with more then double the inventory we’ve been seeing over 2018. With home value’s remaining strong and more inventory for those looking to buy, there is opportunity for both parties!

Throughout Contra Costa County, we are seeing this shift start to take place in August last year. More inventory in the market in September and a decline in homes that were selling starting in November. In February, there was a spike in homes that are for sale, and pending! The shift is making it a more balanced market where buyers have more to choose from and it is not quite competitive.

Take a look at the trends below for BeniciaBenicia is a little different, you’ll notice they started to increase thier inventory in August of last year and have nearly doubled, even trippled since October. In February, like Contra Costa County, homes for sale and pending have picked up.

Looking at the sales trends throughout the counties, it’s pretty clear that the market has taken a shift to a more Balanced Market. What does this mean for the future home buyers? You are now able to take your time and really find the home that fits your needs. The great news for sellers, is the home values remain strong in Contra Costa County. Also, since buyers are more price sensitive as the shift continues, sellers are having to become more realistic with their sale price.
